If you’ve paid for additional signs of inspection such as Air Quality tests, or swab, you will see our inspector additionally utilize these tools which may add additional time to their inspection.

Mold is a naturally occurring fungus which thrives in moisture and reproduces through airborne spores. When it occurs indoors, it can damage the structure of your home and affect indoor air quality, causing allergies, or respiratory issues.

Mold has three major health-impact categories

  • Allergenic, causes allergic reactions, sneezing, coughing, asthma.
  • Pathogenic, causes infections, especially in people with weakened immune systems such as chemo-patients, or older folk.
  • Toxigenic, produces mycotoxins which can be harmful when inhaled or ingested.

Additionally there are two common surface-growth categories

  • Mold

    What is it:
    A fungus which grows in multicellular filaments (hyphae) and spreads through airborne spores.

    Where it grows:
    Porous materials such as drywall, wood, insulation, carpet, framing, subfloor, etc.

    Why it matters:
    Can be allergenic, pathogenic, or toxigenic depending on species.
    Often requires professional remediation because it penetrates materials meaning wiping the surface is sometimes not enough.
  • Mildew

    What is it:
    A type of mold, but specifically the flat, powdery, surface-level kind.

    Where it grows:
    Non-porous or lightly porous surfaces such as shower tiles, window sills, bathroom walls, metal, air conditioners.

    Why it matters:
    Usually cosmetic, easy to wipe off with a cleaner.
    Does NOT penetrate materials like true mold colonies.
  • Fungi

    What is it:
    A much broader kingdom of fungi, such as Mushrooms, Yeasts, etc.
    The biological kingdom Mold / Mildew belongs to.

Mold remediation is the process of identifying, removing, and preventing mold growth in your property to improve air quality, which improves your families’ health.

If you notice musty odors, visible mold, or water damage, scheduling a mold inspection is highly recommended for safety.

Crawlspace encapsulation is the process of sealing and conditioning the crawlspace with a reinforced vapor barrier, insulation, and humidity control to protect the home from moisture, mold, and structural damage.

Think of it as turning the crawlspace into a controlled, indoor environment instead of a damp, open dirt cavity.

During an encapsulation you can expect us to lay down a vapor barrier on the floors & piers, not the ceiling however as it would trap moisture in the wood causing more harm than good.
The moisture in a crawlspace typically comes from the soil primarily, not the ceiling of the crawlspace known as the floor of your home.

We will also seal the vents facing outside, which used to provide airflow to your crawlspace prior to our encapsulation.

For an encapsulation we will also setup a Dehumidifier, or a similar system to ensure your crawlspace doesn’t stay humid.

Additionally we will offer drainage improvements per job-scope, some homes need additional drainage, some don’t.
These come in the forms of sump pumps, trenching, French drains, etc.

During which we will also install Insulation to turn the crawlspace into a semi-conditioned space.
The crawlspace is no longer “outside”, it will no longer suddenly changes temperature, it’ll loosely follow the internal temperature of your home.

Why are all of these things important, and bundled together?

All of these services bundled into the Encapsulation are essential to seal, and condition the crawlspace to convert it from “outside” to inside.
They all come together to solve the issues with a non-encapsulated crawlspace.
